Here are some highlights of Jim Homyak's innovative affordable VRP

Jim's dream is to one day be awarded nearly $86,000 to start-up his new Shakopee business. That way he is starting small, planned to scale properly. 

The headlines would read: "New General Motors CHEVROLET ASTRO and GMC SAFARI minivan rebuilder has started in Shakopee, Minnesota founded by a 1984 Minneapolis Roosevelt High School graduate, Jim Homyak, comes back to his home town to rebuild his life after kidney failure forced him to give up his Montana and Wyoming dreams. Jim has now turned this opportunity into his new plans to enhance up to 20,000 of these unique minivans to make them safe and ready to support off-roading and camping for the "getaway" and "bugout" crowds of nature enthusiasts... about 140 vans a year (per shop) coming out as V8 engine full frame conversion stealth campers.

Homyak System provides modest, clean and comfortable van rebuilding for getting a new sleeper van into the lives of active families and for the elderly and disabled on fixed incomes who need a ride service. In addition, many of our van options have mobile offices that provide easy cartage of your resources used at meeting places for educational and community events, van ordering, home shopping pick-up and delivery services and business administration

The City of Shakopee approved the sale of the old McCarthy Well Company building at 590 Citation Drive, Shakopee, Minnesota. Jim Homyak wants to buy that building which would add 3,607 sq. ft. to Jim's ability to rebuild 140 vans per year at an average of $8,700 net profit each = $1,218,000 net profit. 

The Shakopee Area Community Affairs announced that in 2023 that the agency's governing board has approved 66 affordable-housing developments to receive $27.1 million in low-income housing tax credits. The tax credits were awarded through the federal Low Income Housing Tax Credit Program that began in 1987.

The rest of this is pretty much old news from the "Household Dynamics" days in Jim's life...

The Chicago Low Income Housing Trust Fund (the "Trust Fund") was created by Mayor Richard M. Daley in 1989. The Trust Fund oversees rental assistance programs that meet the permanent housing needs of Chicago's poorest residents by providing grants to building owners and developers who agree to reduce rents to accomodate very low-income residents. This is pretty much a day in Jim's life now only what is in a word, resident?

There are many examples of why so many people are earning low income. The problem is usually caused by insufficient education, funding and planning at some point in the lives of those affected. We are aware of many of the causes and our perspectives are not only based on recognized facts, but on personal experience.

To encourage and facilitate "community self-development" in the twin-cites area, we are going to actively pursue a relationship with the Homyak Systems arm of Homyak & Company to to build upon Jim Homyak's earlier work at Household Dynamics around the years 1990 - 2020.

The Minnesota Coalition for the Homeless has the only statewide homelessness prevention program to leverage local efforts to provide housing and services needed to end homelessness. The Coalition informs the public about homelessness, its causes, and ways each person can take responsibility for ending homelessness.

A report on founder Jim Homyak's homelessness in Montana, Wyoming, Colorado and Minnesota
On August 30, 2018 the Department of Children, Families, and Learning reported that agencies sheltered 5,699 individuals in a variety of programs across the state of Montana. Nearly half (46%) of this population were children or unaccompanied youth. On the same night, 649 individuals were turned away from shelter (41% children/youth). Jim Homyak's travelling status found him completely at the end of options for obtaining housing, but yet unreflected in these numbers, he lived in his van. As of 2023 he can mostly be found circling around his favorite dialysis providers and national fitness clubs. He gets a medical ride from his van to his dialysis location.

Based on the successes of other affordable vans we have delivered, we have planned to provide affordable engines, powertrains and everything else in stock progams.

Key elements in our master plan for affordable rebuilding:

  • Engines can be salvage yard rebuilds, or our rebuild, or professional engine shop crate motors. 
  • Selecting groups of high income persons
  • Conducting an off-roah vehicle needs assessment
  • Providing a statement of work and design plan to build the vehicle
  • Selecting components on a multi-tier pricing menu : stock : premium : street : offroad : stealth : camper 
  • Applying for Tax Credits to help raise Equity captial
  • Applying to designated financing programs
  • Arranging a project team of newly trained workers
  • Forming product and service partnerships
  • Developing employment and human resources programs
  • Selecting properties in rehabilitation zones
  • Producing affordable "snap-in" chassis-to-frame conversion units
  • Developing battery-pack swap systems and charging centers
  • Installing information technology products
  • Consolidating information about resources
  • Deploying programs for upward mobility

To develop and maintain an interactive resource network that helps ASTRO / SAFARI van collectors make informed choices and important decisions as we rebuild and equip affordable van and mobile solutions for living efficient off-grid lifestyles with a powerful modified ASTRO and SAFARI off-road 4X4 executive bugout ride.


Company Profile
HS is a thirty year old housing research think-tank. We plan to emerge in Minnesota in the year 2023 and become the nations premier CHEVROLET ASTRO and GMC SAFARI resource networking company over the next 15 years.

Back in 1998 the firm's founder had owned his first ASTRO van. It had the cargo model nose but the passenger back end; garaged at his home office in Brooklyn Park, Minnesota USA. Systems and services developed by the company will serve prospective van conversion clients in planning and facilitating new van conversion plans to be built at the Shakopee Shop coming soon.
